Smoke and Carbon Monoxide Alarm (England) Regulations

Landlords should take note of the Smoke and Carbon Monoxide Alarm (England) Regulations which come into force on 1st October 2015.

For all tenancies entered into from the 1st October, Landlords must ensure a smoke alarm is fitted on each storey of the property. A carbon monoxide alarm must also be fitted in any room which has a solid fuel burning appliance. Finally, the Landlord is also responsible for ensuring the alarm is in proper working order on the day the tenancy commences.

The Local Authority can serve an enforcement notice for failure to comply requiring compliance within 28 days, and can impose a penalty of up to £5,000 for breach of the regulations.
